Overview
From the materials issued by most real estate investment gurus, real estate is an infallible investment. Groundbreaker’s philosophy – and experience – proves that savvy investments minimize but do not eliminate risk. Here are two case studies to illustrate that point.   

Classic Flip

Groundbreaker located a property on Iris Court in the Willow Glen neighborhood of San Jose. Built in 1927, the property had not been maintained. The property was being considered for demolition, but Groundbreaker was able to successfully upgrade it: 
  • Restored the original character by installing original doors, chandeliers, and hardware obtained from salvage yards, antique stores, and online.

  • Addressed core maintenance issues that had been deferred.
 
  • Restored the hardwood floors and painted the interior.
As a result of the improvements, Groundbreaker sold the property for a significant increase over the funds invested. 
Real Estate Crash of 2008
Groundbreaker purchased a unique property on Carolyn Avenue in the Willow Glen neighborhood of San Jose just before the market crash. The market in the area dropped by approximately 30% in the crash.  
  • Addressed the long list of inspection issues. 

  • Added convenience and storage with a garage renovation

  • Built a custom feature – a wine cellar – to appeal to higher-end buyers.
As a result of the improvements, Groundbreaker was able to exit at a loss of just $25,000 in this market, exclusive of selling costs.
